Getting started is sometimes the hardest part. I know clients often consider (and reconsider!) their options for over a year before making first contact with me and sometimes, by then, are quite overwhelmed.
Many people are at a point where they want or need to do something: renovate, add-on, or knock-down and rebuild. Others know what they ultimately want but don't know how, or if, it can be achieved. In each case, it is difficult to make informed decisions when you do not know:
if your home has the potential to meet your future needs, and
how much it may cost to realize it.
CONCEPT DESIGN
GETTING THE INFORMATION YOU NEED:
To equip my clients with the information they need to make an informed decision, I provide a standalone Concept Design Service. It delivers two important outcomes:
a workable design concept, based on a synthesis of the site & project brief
an associated high-level cost estimate report
Depending on your situation and the extent of agreed upon deliverables, we can discuss whether an hourly rate or a proposed fee for the base services would be more appropriate.
CONCEPT DESIGN TYPICALLY INCLUDES:
a site visit
client / project discovery questionnaire
identification of the drivers of the project
consideration of the brief
site analysis and investigation (including preliminary assessment of entitlements and regulatory requirements)
presentation of design concepts / preliminary direction(s)
refinement of selected option based on your feedback

Each homeowner, each brief, and each site is unique. It follows that each project is unique, and the scope of services must be tailored to suit. Concept Design is just the first step (though a very important one) in the full scope of services available.
At the completion of Concept Design, we will provide a fixed-fee proposal for the remaining stages that reflects the scope of work and services you require for your project. We can deliver full architectural services from end to end, including enhanced visual graphics, coordinating other required consultants, (e.g. structural engineer, building surveyor), as well as administration of the building contract.
